Walk round the outside of a Victorian terrace or a 1930s semi in late August and you'll often find a hairline crack that wasn't there in June, usually near a corner, above a door, or tracking diagonally up from a window reveal. Most years this passes unnoticed. This year, after weeks of dry weather baking London Clay, gault clay and other shrink-swell soils across the South East and Midlands, more of those cracks are turning up on brickwork that's never cracked before — and estate agents, structural engineers and a fair number of insurers are already fielding the calls that follow a dry summer like this one.

The mechanism is straightforward once you've seen it explained, and almost nobody explains it well. Clay soil holds water like a sponge. In a wet spring it swells, in a dry summer it shrinks, and a house built on it moves fractionally with every season — normally by an amount too small to notice. Extend the dry spell into July and August, though, and clay-rich ground can shrink several centimetres below foundation level, particularly where mature trees or hedges are drawing moisture out of the soil at the same time. The foundations follow the ground down. Brick and mortar don't flex the way timber or plasterboard does, so the movement shows up as a crack rather than a bend.

Reading a crack: cosmetic movement versus something that needs attention

Insurers and structural engineers in the UK work from the Building Research Establishment's Digest 251 crack classification, which grades damage from Category 0 to Category 5 based on crack width and what it affects. It's worth learning the first three categories because they cover almost everything a homeowner will actually see this autumn.

  • Category 0–1: hairline cracks up to about 1mm, often in plaster or render only, that open and close with the seasons and rarely need more than redecoration.
  • Category 2: cracks between 1mm and 5mm, sometimes visible on both the inside and outside of a wall, which a structural engineer should assess even when they look purely cosmetic — this is the band where genuine subsidence first becomes distinguishable from thermal movement.
  • Category 3 and above: cracks over 5mm, doors and windows that stick or won't close properly, and cracks that run through the brick itself rather than just the pointing. This is where you stop guessing and get a professional out, full stop.

A cheap tell-tale gauge from Screwfix or Wickes, fixed across the crack for around £10–£15, will tell you more in six weeks than a single measurement ever could. Fit one now, in late August, and check it again once the autumn rain has properly soaked the ground — usually by late October in a normal year. If the crack has widened by more than a millimetre or two over that period, or if it's still open once the soil has clearly rehydrated, that's the pattern insurers associate with genuine subsidence rather than seasonal "thermal movement" that closes back up on its own.

Trees, hedges and the root cause nobody wants to hear

It's almost never the foundations.

Ask any structural engineer what's actually behind most UK subsidence claims and the answer is nearly always vegetation, not weak foundations. Oak, willow, poplar and leylandii are the usual suspects — thirsty species with root systems that can extend well beyond the canopy, drawing moisture from clay that's already stressed by a dry summer. If there's a mature tree within roughly its own height of the affected wall and the soil underneath is clay, that's the first thing any loss adjuster will want to know about.

Here's the part that catches people out: felling the tree yourself is often the worst move available, not the best one. Removing a large, established tree can cause the clay beneath it to rehydrate and swell — heave, rather than subsidence — which can crack a wall just as badly in the opposite direction, sometimes over a year or two as the ground slowly recovers. Structural engineers routinely deal with heave damage caused by a well-meaning homeowner who chopped down the tree that was supposedly the problem. And if the tree in question is protected by a Tree Preservation Order or sits inside a conservation area, felling it without consent from the local planning authority is a criminal offence under the Town and Country Planning Act 1990, whatever your insurer might be encouraging you to do.

The safer route, and the one most structural engineers will actually recommend, is managed pruning rather than removal — reducing the canopy to cut water demand without destabilising the root balance all at once. A qualified tree surgeon, ideally one who's dealt with subsidence-related work before, will typically charge somewhere in the £300–£800 range for a crown reduction on a mature tree, depending on size and access. That's considerably cheaper than underpinning, and it's reversible in a way that felling isn't.

What a subsidence claim actually costs, and where the excess bites

Standard UK buildings insurance covers subsidence, but the terms are rarely as generous as the rest of the policy. Most insurers set a separate subsidence excess, often £1,000 or higher, well above the £100–£250 excess that applies to a burst pipe or a storm-damaged fence. Some policies also require you to have had continuous cover with the same insurer for the claim to be paid in full, which matters if you've switched providers recently chasing a cheaper renewal quote.

Get a structural engineer's survey done privately, outside the insurance process, and expect to pay somewhere between £500 and £1,500 depending on the size of the property and how much monitoring is involved. That might feel like an unnecessary expense when the crack looks minor. It isn't. A private, independent report gives you a second opinion before your insurer's own loss adjuster gets involved, and it means you're not relying entirely on an assessment commissioned by the party that's paying out if subsidence is confirmed. Ask specifically for a report referencing the BRE Digest 251 categories rather than a vague written opinion, since that's the language your insurer's own assessors will use when they review the claim. If underpinning does turn out to be necessary, costs for a semi-detached property typically run from around £10,000 for localised work to £40,000 or more for a full perimeter job — numbers that make the engineer's fee look like the cheapest part of the whole process.

Selling, buying or renewing a mortgage on a house with a subsidence history

A recorded subsidence claim follows a property, not just the owner, through the Claims and Underwriting Exchange database that UK insurers share. That means it will surface in a homebuyer's survey and can affect both the mortgage valuation and the buyer's own insurance quote for years after the original repair was completed — even where the underpinning was done properly and the movement has long since stopped.

If you're planning to sell within the next couple of years, get any crack movement checked and, if necessary, remediated now rather than waiting for a buyer's surveyor to flag it during a sale. A documented, monitored, professionally closed-out case of minor subsidence is far easier to explain to a mortgage lender than an active, unexplained crack discovered mid-transaction. Buyers and their solicitors are entitled to ask for the full subsidence history through the standard TA6 property information form, and vague or missing answers there tend to spook a chain a great deal more than an honest paper trail does.

What to do this week if you've spotted a new crack

Don't panic over a hairline crack in render — most of what appears after a hot summer is Category 1 seasonal movement that will close up once the ground rehydrates in October or November. Do act if the crack is wider than about 3mm, if it's stepped through the brickwork rather than the pointing, or if a door or window that used to open freely is now sticking.

  • Photograph the crack next to a ruler or coin for scale, dated, and repeat every few weeks.
  • Fit a tell-tale gauge and leave it in place through at least one full wet-dry cycle.
  • Check for mature trees or dense hedging within roughly a tree's height of the affected wall.
  • Call your buildings insurer to log the crack even if you're not claiming yet — early notification protects you if the movement worsens.
  • Book an independent structural engineer if the crack is Category 2 or worse, rather than waiting for your insurer's adjuster to be the first professional to look at it.

Most of this settles down on its own by the time the clocks go back. But a house that's shown one bout of clay-related movement is worth watching properly through the next dry summer too, not just this one — subsidence has an unhelpful habit of returning to the same weak spot in a wall three or four years later, usually during the next drought nobody saw coming.
